Free online house planner and project: floor plans with dimensions, staircase, furniture, AI interior and facade design. Draft the house from scratch or from a sketch, walk it in 3D and generate a photorealistic design — while walls are on screen and any of them can still be moved for free.
One click and the floor drafts turn into volume. Walk through the future house first-person, climb the stairs to the second floor, judge ceiling heights, the light from the windows and the view onto the terrace. Things you can't see on a flat plan — and after the foundation is poured it's too late.
2D ↔ 3D toggle in one click, without project rebuild
First-person walk — enter through tambour, climb the stairs
Any angle: isometric, top-down, window view
Volume checks: ceiling height, staircase width, aisles by furniture
Furnish the house from a store — from a single photo
In the planner, try furniture before you buy: a corner fireplace, kitchen island, terrace sofa, ladder to the second floor, garden chairs for the veranda. Photograph the item from a store site or showroom — AI builds its 3D model with accurate geometry and drops it into your house.
Then no drafting needed — upload a photo of any room or facade and our AI redraws it in the chosen style in 30 seconds. The planner and photo-based design complement each other: one for those at construction stage, the other for those updating an existing space.
The tools cover the full project cycle — from floor drafts and staircase to a photorealistic render of interior and facade. The project is neutral: not locked to a materials brand, ready to hand over to any construction crew.
Unique
AI interior and facade design — two in one
Uniquely offering facade generation in this category: interior render from your plan plus AI facade redesign from a building photo. Swap cladding, add windows, view evening lighting — before/after on a single screen.
House plan with dimensions — by floors
Draft each floor with load-bearing walls and partitions, room-by-room area. Draw a house online with dimensions for free — the schematic and sketch build automatically. The planner accounts for wall thickness — aerated concrete, timber, or frame.
Floors and staircase
Second floor and mansard, staircase with real dimensions — the opening in the ceiling shows on both floor plans. The most common self-build mistake — 'forgot the staircase': ours is designed first and synchronizes the floors.
Arrange furniture — manually or with AI across the house
Furniture catalog for every room: kitchen island, sofas and dining sets, master and kids beds, wardrobe systems, garden furniture for the terrace. AI-arrange places furniture across the whole house in one click, respecting norms: 60 cm bed to wall, 90 cm aisle by a wardrobe.
House in 3D — walk through floors
Free 3D house modeling online, first-person — climb stairs between floors, enter through the tambour, look out to the terrace. Camera height is adjustable (adult / child), saved views fix your favorite angles.
How to make a house project online
You can make a house project online for free in 30–40 minutes — from box dimensions to a photorealistic render. Design a house online for free without downloading any software.
01
Draft the contour and split into rooms
You can build a house plan online for free in 5 minutes: enter box dimensions (8×10, 6×6, 10×10) — the planner composes the first-floor contour. Split into rooms: entry tambour, kitchen-living, bedrooms. Boiler room — from 6 m² with a window for a gas boiler; bathroom — on every floor.
02
Add floors and staircase
Staircase — first, not last: the 80–90 cm opening takes 3–4 m² on each floor. Wet zones (bathrooms, kitchen, laundry) — stacked vertically, otherwise the sewer plumbing doubles in complexity.
03
Arrange furniture and check in 3D
Arrange furniture manually or with AI — the planner knows the norms: 60 cm from bed to wall, 90 cm walkway in front of a wardrobe. Walk the house in 3D first-person — climb the stairs, judge the window view.
04
Generate the design — interior and facade
Click 'generate design': interior from the plan with finish and furniture, plus separately — facade from a box photo. Save the project — take it to the architect and crew as a brief, print PDF by floors for the measurer.

House layout of any type
Six ready scenarios — by number of floors and purpose. Open the matching template, adjust to your dimensions, distribute the rooms — the editor adapts to the geometry. Draw a house project to your dimensions — 30 minutes of your time.
One-story house
No staircase — plus 3–4 m² per floor and accessibility with age. Day/night zoning by wings: kitchen-living and guest bath on one side, bedrooms on the other. Optimal from 80 m².
The classic: day downstairs (kitchen-living, guest bath, tambour), night upstairs (bedrooms, family bath). Staircase is the composition center of the first floor. Saves the building footprint.
Sloped walls: furniture under 1.4 m by the eaves, full-height zone at the ridge. Cheaper than a full second floor. Dormer windows for light, mandatory roof insulation.
Compact: kitchen-living + 1–2 bedrooms, bathroom with a shower. Terrace as summer room — under a canopy, with a dining set. Often paired with a bathhouse nearby. Frame or timber for seasonal use, aerated concrete for year-round.
Covered veranda along the south facade: exit from the living room, dining group, loungers. Terrace on 2–3 sides with a covered section. Glazed heated veranda — a winter garden and +15 m² of usable area.
Separate 20–25 m² structure: steam room (outer wall side, wood stove), wash room, relaxation room. Bridge terrace to a pool or plunge tub. Layout works with any material — log, frame, aerated concrete.
The beginner's main question — 'how many square meters do we need?'. Planners answer everything except this. A compact table of minimum and comfortable room areas — add up your set and get a starting house size for the template.

The house analog of the kitchen triangle: seven universal rules architects and experienced builders check. The rules are universal — verify them on paper or in an online 3D house design tool.
0101
Staircase is designed first, not last. A 3–4 m² opening goes on each floor; the staircase synchronizes floors vertically.
0202
Wet zones — stacked vertically. Bathrooms, kitchen and laundry on one vertical line, otherwise sewer plumbing doubles in complexity.
0303
Day/night zoning by floors (or wings in one-story). Downstairs — common zones and guest bath; upstairs — bedrooms and family bath.
0404
Boiler room — from 6 m² with a window and outward door for a gas boiler. Location — by an outer wall, close to utility inputs.
0505
Window orientation: bedrooms — east (morning sun), living room — south or west (evening light), bathroom and boiler — north (shade acceptable).
0606
Tambour or entry lock against heat loss: 1.2–1.5 m² thermal buffer at the entrance saves 20–30% of heat loss through the front door in winter.
0707
Bathroom on every floor. Guest one downstairs by the common zone, family one upstairs by the bedrooms. Risers — strictly one above another (see rule 2).

A house isn't just rooms
Six spaces of a private house you don't have in an apartment — plan them together with the rooms. Tambour against heat loss, boiler room to gas norms, garage built-in or attached. Apartment planners don't handle these — they're not built for a private house.
Tambour (heat lock)
1.2–1.5 m² between entry door and living floor. Mandatory in cold climate: without it you lose 20–30% of heat at entry. Shoe and outerwear storage, hooks for coats and leashes.
Boiler room
From 6 m² with a window and outward door for a gas boiler (gas-code norms). Volume from 15 m³ for a boiler up to 30 kW. Location — by an outer wall, close to gas and water inputs.
Laundry room
3–4 m² for a washer+dryer column, ironing board, linen shelving. Often combined with boiler or storage. Mandatory drainage and vent — otherwise dampness spreads through the house.
Storage / cellar
4–8 m² for seasonal items, tools, preserves. Floor-to-ceiling shelves. Cellar — under the house, hatch or stair entry; storage — on ground or basement floor. Lockable door.
Garage
Built-in (within the house footprint): 3×6 m per car, saves the plot but requires thermal and sound insulation from living rooms. Attached: +3–4 m² for bikes and garden tools, cheaper than built-in.
Terrace and veranda
Open terrace: 8–15 m² south or west, table and sofa for 4–6. Enclosed veranda: +15 m² of usable area, winter garden or dining. Covered canopy is mandatory against rain and sun.

On the plan, outline the space you need with a regular contour; the numbers above give you real minimum dimensions and aisles. Final requirements to gas and electric norms will be signed off by an engineer, but for a concept project these are enough.

A house has three types of competitors — ready-project catalogs, professional CAD (SketchUp, ArchiCAD) and construction-company planners with quotes. Our online house designer differs from each.
Difference № 101
From ready-project catalogs
More. A stock project 'House №347 “Cozy”' — for someone else's family, plot, budget. Ours: you plan for your family — rooms by your scenarios, zones by your life.
Difference № 202
From professional CAD
More. SketchUp, ArchiCAD, Chief Architect — weeks of learning in English. Ours — 30 minutes in the browser, in your language, no install. Enough for a concept project and a brief for builders.
Difference № 303
From construction-company planners
More. Their tool ends with a 'find out construction cost' button and a WhatsApp message from a manager. Our project is independent: take a quote from any contractor with it.
Difference № 404
AI interior AND facade design — no one else has it
More. Uniquely offering facade generation: replace cladding from a box photo, before/after in one generation. Ordinary planners are limited to manual texture recoloring.
Difference № 505
Honest boundary: concept, not construction docs
More. A concept project is enough to align the layout with your family and give the crew a precise brief. Structural work — foundation, joints, thermal — is engineer's turf: they're different documents and different responsibility zones.

Testimonials from those building a house
What people say who assembled their house project in our planner — before foundation, before crew, before money.
★★★★★4.8 out of 5
★★★★★
«Replayed the layout 4 times before the foundation. Our staircase moved from center to a side wall — saved 4 m² on the first floor for a guest room. Moving a wall on screen is free; on-site that move would have cost 250K.»

«Had five bedrooms planned, then counted — two kids, guests once a year. Shrank two bedrooms for a walk-in wardrobe at the master and a laundry at the boiler. Compared in 3D — more spacious without losing area. Extraction helped — tried a specific sofa from a showroom.»

«6×6 dacha with a terrace — assembled in one evening after work. Prototyped a separate bathhouse, viewed together in 3D — looks great. Showed my wife on the phone, approved without arguments. Went to builders with a plan, not 'something like the neighbor's'.»

Questions about house planning online
Ten specific questions we hear most often about the online house planner and 3D house design.
Enter box dimensions (8×10, 6×6) — the planner builds the first-floor contour. Split into rooms, add a staircase and second floor, arrange furniture. Drafting and 3D — free with no signup. Project saves as PDF by floors.
Yes, staircase is the house planner's central feature. The opening in the ceiling shows on both floor plans simultaneously. The planner accounts for opening width (80–90 cm) and vertically syncs the floors — move a wall downstairs and the second floor rebuilds.
Yes, the planner runs fully in Russian in the browser — no software install, no learning curve, no English interface. Online 3D house design in Russian is available on any device: desktop, laptop, tablet.
Our project is concept-level: floor plans, dimensions, furniture arrangement, interior and facade design. Fits as a brief for the crew and for architect coordination. Construction documentation (structural, foundation, joints, thermal) is engineer's work — we name that boundary honestly.
Yes — import a sketch image or catalog plan scan, trace over it with the planner's contour and rebuild for yourself. Often faster than starting from scratch: the stock project gives good proportions and you adapt to your family.
Wall thickness — yes: aerated concrete 30–40 cm, timber 20 cm, frame 15–20 cm — the planner factors in dimensions. Thermal, structural and foundation for the material is engineer's calc: that's construction docs, not concept.
The house — yes, plot orientation by cardinal directions (windows east/west/south) — yes. A full plot master plan with planting, paths and outbuildings — on the roadmap. For the garden, we have a separate landscape planner.
Switch to 3D mode in one click. Walk through the house first-person — enter through the tambour, kitchen-living, climb the stairs to the second floor, look out to the terrace. Adjust camera height (adult / child / sun through window), park on the angle you like.
No — and it's a feature, not a bug. We don't sell you materials, don't WhatsApp you 15 minutes after startup, don't push 'our verified contractors'. The project is neutral: take a quote from any foreman or contractor marketplace.
PDF per floor — for the crew, measurer, architect. Separate PDF with materials and furniture spec — for quote comparison. Plus PNG render of interior and facade for showing to family and contractor. Public project link — opens without signup by URL.
Design the house while walls can still be moved for free
Draft the plan, add the staircase, view in 3D. In an apartment the cost of a mistake is re-wallpapering. In a house — re-pouring the foundation. While the house is on screen — any wall moves in 5 seconds.
