Window orientation: bedrooms — east (morning sun), living room — south or west (evening light), bathroom and boiler — north (shade acceptable).
Tambour or entry lock against heat loss: 1.2–1.5 m² thermal buffer at the entrance saves 20–30% of heat loss through the front door in winter.
Bathroom on every floor. Guest one downstairs by the common zone, family one upstairs by the bedrooms. Risers — strictly one above another (see rule 2).
Six spaces of a private house you don't have in an apartment — plan them together with the rooms. Tambour against heat loss, boiler room to gas norms, garage built-in or attached. Apartment planners don't handle these — they're not built for a private house.
1.2–1.5 m² between entry door and living floor. Mandatory in cold climate: without it you lose 20–30% of heat at entry. Shoe and outerwear storage, hooks for coats and leashes.
From 6 m² with a window and outward door for a gas boiler (gas-code norms). Volume from 15 m³ for a boiler up to 30 kW. Location — by an outer wall, close to gas and water inputs.
3–4 m² for a washer+dryer column, ironing board, linen shelving. Often combined with boiler or storage. Mandatory drainage and vent — otherwise dampness spreads through the house.
4–8 m² for seasonal items, tools, preserves. Floor-to-ceiling shelves. Cellar — under the house, hatch or stair entry; storage — on ground or basement floor. Lockable door.
Built-in (within the house footprint): 3×6 m per car, saves the plot but requires thermal and sound insulation from living rooms. Attached: +3–4 m² for bikes and garden tools, cheaper than built-in.
Open terrace: 8–15 m² south or west, table and sofa for 4–6. Enclosed veranda: +15 m² of usable area, winter garden or dining. Covered canopy is mandatory against rain and sun.
On the plan, outline the space you need with a regular contour; the numbers above give you real minimum dimensions and aisles. Final requirements to gas and electric norms will be signed off by an engineer, but for a concept project these are enough.
